When a good dividend stock falls 10% or more in a couple of months, it can be an opportunity if the business, dividend, and valuation appear attractive.
In this video I screened for beaten-down dividend stocks that still make sense for conservative income investors. That meant “Safe” Dividend Safety Scores, investment-grade credit ratings, 10+ year dividend growth streaks, recent raises of about 4% or more to keep up with inflation, and yields near 5%. Three stood out:
– Fidelity National Financial (FNF): the largest U.S. title insurer, pressured by a slow housing market
– Agree Realty (ADC): a conservative retail landlord that pays monthly, weighed down by higher interest rates
– Brookfield Infrastructure Corp. (BIPC): utilities, pipelines, railroads and data centers around the world, down about a third from its high
For each one, I cover why the stock is down, why I think the dividend still looks safe, and what the valuation looks like today.

Hi from NC. I’ve learned that investing isn’t just about finding opportunities, it’s about building a portfolio that can withstand mistakes. Learning diversification, risk management, and disciplined entry and exit strategies changed my approach and helped me grow my portfolio from a 5-figure balance into a solid 6-figure sum. Thanks Elena, Fenwick. for the continuous support
No worries about BIPC's negative earnings per share greater than the dividend?
Agree Realty’s yield is less than 5%.
Solid advice/info thank you.
I'm a Canadian living in the USA. I started investing a week ago. I started with $5,000, and now I'm over $18,750. It's a great start with the stock market. Thanks to your excellent video.❤️🎉
Any thoughts of adding Dividend and Income ETFs with growth rates, total return, fair value etc.? No way I can turnover a full portfolio of stocks to my wife to manage in the event of my passing but it would be nice to choose the best ETFs and add a few satellite positions.
I just started buying FNF a month or so ago – I'm down about 15% but will add to it as the business model is sticky and numbers solid. This is the first YouTube video I've ever seen on the company, thanks.
BIPC is a top ten holding for me.
ADC-PA.
So why buy BIPC and not BIP?
Rising rates is a huge headwind for REITS. Waiting until the latest surge is over.
$ADC looks attractive. Solid list of tenants, growing business and a good, well covered dividend. If you are looking for a long term hold it’s one to look at.
As an investor, you have to understand the "why" behind their recent drawdowns. The drawdowns cannot be treated or thought to just be random variation…there's a reason for the drawdown — you need to understand it and convince yourself these reasons are temporary or irrational.
